Strategic Consulting

Tailored to Your Objectives

Omnia Building Compliance provides three integrated service lines. Each is designed to answer a specific duty holder obligation. Together, they form a complete building safety and performance framework.

By integrating quantitative analysis with facilitated stakeholder workshops, the team delivers comprehensive roadmaps that enable leaders to implement solutions efficiently and measure results with precision.

Compliance & Maintenance

Statutory Compliance. Planned Preventative Maintenance. Audit Trail Management.

The regulatory obligation on a commercial building duty holder is absolute. You must ensure compliance across six core statutory areas. You must be able to prove it. And you must maintain every critical system to a standard that prevents failure before it occurs.

We provide the independent governance layer that makes this possible.

Statutory Compliance Management:

  • Full management of the six statutory compliance streams: Electrical, Gas, Fire Safety, Water Hygiene (Legionella), Asbestos, and Lifting Equipment (LOLER).

  • Proactive scheduling of all mandatory inspections, tests, and certifications.

  • Contractor liaison and certificate verification. We chase your supply chain so you do not have to.

  • Maintenance of the live, cloud-based "Golden Thread" compliance dashboard. Always current. Always audit-ready.

Planned Preventative Maintenance (PPM):

  • Lifecycle asset register for all major building plant and systems.

  • Five-year capital replacement forecast, turning reactive crises into planned operational expenditure.

  • PPM schedule management, ensuring maintenance is performed on time and recorded correctly.

  • Contractor performance monitoring against agreed KPIs.

What You Receive:

A single, secure dashboard showing the real-time compliance status of your entire building. If the HSE calls, you can produce the evidence in minutes

Health & Safety

Risk Assessment. Policy Development. Competent Person Support.

Health and safety in a commercial building is not a policy document in a drawer. It is a living system of assessment, action, and evidence. The law requires a "competent person" to oversee it. For many organisations, that person does not need to be a full-time employee, but they must be genuinely competent and demonstrably engaged.

Omnia fills that role.

Health & Safety Management:

  • Comprehensive building-wide risk assessments, conducted and documented to a legally defensible standard.

  • Development and maintenance of your Health & Safety policy, tailored to your building and its occupancy.

  • Method statement and safe system of work review.

  • Ongoing monitoring and annual policy review.

Competent Person Service:

  • Named, qualified point of contact for all H&S matters.

  • Unlimited telephone and email access for duty holders.

  • Representation during insurer surveys and regulatory enquiries.

  • A standing agenda item for your board or management meetings, providing consistent, professional reassurance.

Incident Response & Investigation:

  • Post-incident investigation and reporting.

  • Root cause analysis and corrective action planning.

  • Liaison with enforcing authorities, insurers, and legal representatives.

What You Receive:

The confidence that a qualified professional is actively managing your building's safety framework, and the documentation to prove it.

Sustainability & Environment

Energy Compliance. Carbon Reporting. Building Performance.

Sustainability is now a statutory concern. The Minimum Energy Efficiency Standards (MEES) prohibit the letting of sub-standard buildings. The Energy Savings Opportunity Scheme (ESOS) and Streamlined Energy and Carbon Reporting (SECR) impose mandatory assessment and disclosure obligations. These are not voluntary CSR initiatives. They are legal requirements with financial and commercial consequences.

Omnia helps you meet them and turn compliance into asset value.

Energy & Carbon Compliance:

  • ESOS Phase 3 compliance management, from audit scoping to submission.

  • SECR data collection, calculation, and narrative preparation.

  • MEES risk assessment: identify buildings at risk of becoming unlettable and plan remediation.

Building Performance Improvement:

  • BREEAM In-Use gap analysis and certification pathway management.

  • Energy performance monitoring and benchmarking.

  • Identification and specification of improvement measures, from operational changes to capital projects.

Electric Vehicle Infrastructure:

  • EV charge point safety auditing to BS 7671 Section 722.

  • PEN fault protection verification.

  • Landlord compliance packs for EV installations.

What You Receive:

A clear, auditable pathway to compliance with all energy and carbon legislation, plus a measurable improvement in your building's environmental performance and asset value.
